DENVER – A new restaurant is headed to the Sloan’s Lake neighborhood and will be a part of the large Block 3 redevelopment project on 17th Avenue and Perry Street.

Construction is almost complete on The Patio at Sloan’s, a restaurant and bar that is set to open by early fall.

“We’re looking at doing a walk-up coffee window for people that are walking around the lake in the mornings with just small pastries," said Ciaran O’Brien, owner of The Patio at Sloan’s. "They'll be about 7-11 a.m., and 11 a.m.-2 a.m. we’ll have our full menu."

He said the restaurant will have an open concept.

“The Patio at Sloan’s is our name and we think it really reflects what this is," he said. "We think it’s one of the best patios in the city especially when you can have a drink and have some food and look at the lake."

Even though The Patio won't open for a few more months, O’Brien said the restaurant does have a few events planned for this summer.

“During the summertime — Saturdays and Sundays — we’re holding nonprofit events here," O'Brien said. "We’re going to open up the parking lot for food trucks, maybe a farmers market and then have a couple bands play on Saturdays and Sundays."

The Patio at Sloan’s will serve as a gateway to Block 3, located on the former campus of St. Anthony Central Hospital.

“We’ve got a public plaza that The Patio sits on, but also on Block 3 we’re going to have a brewery," said Carl Koelbel, vice president of Koelbel and Company. "We can’t announce who it is just yet. But they’ll be coming in sometime next year. We just opened 49 units of affordable housing."

Koelbel said housing for the development will be mixed income.

“On this block alone, we will sell townhomes for over $1,000,000," he said. "But right now, today there are people renting units for less than $1,000 a month."

On the public plaza where The Patio sits, there’s also a large sculpture called “The Evolution of Place” by artist Michael Clapper.

This was done as part of the 1% for Art Policy of the City of Denver and Denver Urban Renewal Authority.
