Houses In 2007 Parade Of Homes Haven't Sold
Problems Indicate Tough High-End Market

AURORA, Colo. -- If the Parade of Homes is a showcase for housing trends, perhaps it is appropriate that not one of the homes featured in 2007 has sold.Located next to the Aurora reservoir and touted as "Colorado luxury," "waterside living," and "Hamptons-style homes," all five houses introduced more than six months ago sit empty."The subprime is what tipped us over," said Kevin Albright, who owned the company that built The Boathouse, a more than 7,000-square-foot home, marked down from $2.5 million to $2.2 million. "We've reached our limit. It comes down to bare necessities at some point, a roof over our heads and food. We've literally crashed and burned that far."
He is declaring bankruptcy and said the house will probably go back to the bank."The last six months have been really, really rough. We've had to lay off all our staff and if I talk too much I'll paint a pretty depressing picture," he said.His isn't the only 2007 Parade Home builder facing foreclosure. Next door, records show the builder has filed foreclosure paperwork.The three other Parade homes have had offers, but no buyers."I think the message is that it's a difficult market out there," said Dr. Mark Levin, professor and chair of the University of Denver's Franklin L. Burns School of Real Estate and Construction.He said the problems in Aurora show that high-end homes aren't immune to the mortgage crisis.In the Denver metro area, he said, homes that are more than $1 million are taking seven months to sell."The further out in the suburbs, the more probability we're going to have some issues on it. These are wonderful homes, but it's a tough market," he said.The Homebuilders Association said it doesn't believe the slow sales will impact this year's Parade of Homes in Lakewood. Eight builders are already constructing the showcase homes.
